The project usually starts with an informal visit with you at the premises where the project is to be undertaken. We will listen to your thoughts, aspirations and requirements for the project as well as putting forward our suggestions in relation to maximizing the architectural potential of the site or property.

Once we have established the way in which you wish to proceed, we will then submit to you a detailed project specific scope of work and a fee proposal to provide you with all the architectural services required to undertake your project.

01: Initial Consultation at your property

Should you decide to appoint us as your architect, on receiving the commission, we will arrange the measured and photographic survey of your property.

We will also arrange a further consultation with you to discuss in more detail your specific requirements for the project. The areas covered include functional requirements, design preferences, budget, priorities and timescales.

02: Inception & Feasibility Stage

From the information gathered at the Inception and Feasibility stage, we will prepare design proposals for your consideration. We will discuss the proposals and any amendments that maybe required.

Subsequently once the final design is agreed, we will prepare, submit and manage the planning requirements. Most projects will require some form of Planning Consent or Conservation Consent application to be submitted to the Local Planning Authority.

Although many simple works may fall under ‘Permitted Development’ or the ‘Prior Approval process’, we strongly recommend obtaining the relevant formal certification.

03: Outline Design & Planning Stage

Following receipt of the Planning Consent, the next statutory consent required to allow the build to progress is Building Regulations. This stage comprises of the development of detail drawings, information and calculations to demonstrate compliance with the Building Regulations.

Co-ordination with a Structural/Civil engineer and other relevant third-party Consultants would be undertaken during this work stage.

Building Control ensure that all building work complies with the statutory requirements relating to construction, safety, energy efficiency and accessibility standards.

04: Building Regulations Stage

Following Building Regulations approval, we can produce the additional information relating to fixtures, fittings and finishes & prepare tender documentation for issuing to potential Builders to allow formal quotations to be obtained.

We also offer Contract Administration of a suitable building contract should your project warrant it.

05: Tender

Once you have appointed a builder and construction commences, we can also offer site visits as required to monitor the quality and progress of the project on site. (this element of work would be subject to our hourly rate fee, and can be used as much or as little as required).
